Good Neighbor Next Door Program: 50% Discount on Eligible Homes

 

The Department of Housing and Urban Development (HUD) Good Neighbor Next Door Program gives law enforcement officers, teachers, fire fighters, paramedics, the opportunity to purchase certain HUD homes at a 50% discount.

 

Eligibility

  • Full time law enforcement officer with authority to make arrests
  • Full time teacher employed by a state accredited private or public school
  • Full time firefighter or EMT employed by a fire department
  • To be eligible for the program, police, fire, teacher, EMT, and/or their spouse can not have owned any residential property during the year prior to purchasing an GNND home.
  • Police, fire, teachers, EMT’s, or their spouse, could not have purchased a prior GNND home or a home under the old Officer/Teacher Next Door Program. 

 

Program Specifics:

  • Officers upon purchase of a GNND home must certify their continued employment in the qualifying profession for at least one year after purchase.
  • Officers must now submit an earnest money deposit when they purchase a GNND home equal to 1% of the list price of the home, but no less than $500 and no more than $2000.
  • Officers, fire fighters, teachers, and EMT’s agree to live in the home for 3 years as their sole residence and own any other real property.
